Cochin International Airport Limited (CIAL) is on an ambitious drive to elevate its aeronautical and non-aeronautical facilities to new heights. As part of this visionary pursuit, CIAL has commissioned its state-of-the-art Business Jet Terminal, entered into an agreement with Airworks for operating the MRO and is currently developing a 150000 square feet cargo import terminal, expected to be commissioned in September 2023. CIAL is also embarking on an expansion of the international terminal, T3, with the addition of 8 more aerobridges. Installation of full body scanners and DigiYatra facial recognition systems is expected to reduce the time taken for security checks.

From the non-aero side, CIAL has inked into a strategic agreement with the renowned Taj group to oversee the operation of its luxurious 112 key five-star hotel situated within the airport premises. This is expected to be commissioned in March 2024. CIAL has also initiated the development of many new projects such as a Commercial Zone in front of the international terminal, Transit Accommodation, Golf Villas and sporting facilities, a City Hotel Project, etc.



‘The Zone’; a commercial zone in front of the International Terminal

CIAL is developing a commercial complex in front of the international terminal with a built-up area of around 150000 square feet spread over two floors. CIAL wishes to create a world-class experience for visitors to the zone. The facilities proposed are: -

  • Specialty Restaurants
  • Food Court
  • International and Domestic QSRs
  • Anchor Stores
  • Retail Shops
  • Aquarium
  • Multiplex
  • Entertainment Centre
  • Basement parking for 300 cars

CIAL is poised to make significant investments in various aspects of the project, including the structural components, interior structure partitions, exterior decor, and all associated infrastructure such as elevators, mechanical, electrical, and plumbing systems, as well as provisions for air-conditioning. As part of the agreement, the concessionaire will be responsible for investing in the interior aspects of the facility. The project is expected to be commissioned in early 2025.

CIAL is developing a transit facility located between the International, Domestic and Business Jet Terminals, which will offer short-term accommodation and associated facilities. This will especially be useful for passengers departing/arriving on early or late flights. CIAL is developing meeting facilities and a workspace that will enable business persons to fly to Cochin, have a meeting at the airport, and fly back without having to leave the airport premises. The facilities proposed are: -

  • Restaurant
  • Meeting Halls
  • Board rooms
  • Lounge/Workspace
  • Gym & Spa
  • Retail Shops
  • The project is expected to be commissioned in early 2024.

Golf Course with Villas, Party area, Sports Centre

In 2010, CIAL developed Kerala’s only 18-hole golf course on its premises and the club presently has around 1400 members. Spread over 136 acres, the course plays to a length of 7410 yards making it one of the longest courses in India. With five water bodies spread over 15 acres, the course is self-sufficient in its irrigation requirements. There are very few locations in Cochin that can offer the ambience at the CIAL Golf club. With increased affiliations from other clubs, there is a demand for increased accommodation at the club. CIAL is developing the following facilities to enhance its club revenues: -

  • 20 waterfront cottages
  • Air-conditioned party/conference hall
  • Party Lawns
  • Sporting Complex
  • Sevens Football Turf
  • Roadside Restaurant

CIAL will fully invest in the facilities. The project is expected to be commissioned in mid 2024.

Hotel Project in the city

CIAL owns less than an acre of land very close to Aster Medcity Hospital at Cheranalloor, which is the largest Hospital in Cochin. It is also just 5 kms from the Amrita Hospital at Edappally and 8 km from the Lulu Mall. The land was acquired for setting up flight aid equipment which through technological advancement is no longer needed for flight guidance. Considering the limited land available for the project, CIAL has plans to develop a budget hotel at the location.

International Terminal (T3) expansion

CIAL is currently undertaking a significant expansion project aimed at augmenting the passenger facilities within its international terminal. As part of the project, CIAL is introducing eight additional aerobridges to improve accessibility and convenience. Moreover, substantial commercial spaces will be developed in the international waiting hall, showcasing an array of diverse retail outlets and lounge areas. To ensure optimal service quality, the contracts for most of the retail and lounge spaces will be re-tendered in 2024 and 2025. The anticipated completion of the expansion works is set for late 2025.

CIAL possesses a vast expanse of approximately 60 acres of land that holds immense potential for the development of non-airport ventures. Recognizing the phenomenal growth of the entertainment industry in India, CIAL is exploring exciting opportunities to capitalize on this trend. In addition to Kochi's existing water theme park, an innovative proposal has emerged to establish an immersive entertainment zone encompassing avant - garde simulators, captivating wind tunnels, captivating virtual and augmented reality (VR and AR) technologies, as well as exhilarating indoor drone experiences.
